June Home Maintenance Checklist: Light Month, Smart Checks

After April's pile-up and May's projects, June is a breather. Spring work is finished and winterization is months away, so the month comes down to verification: confirm the AC performs now that it's working for a living, move filter changes to a summer cadence, run the five-minute garage door safety test, and knock out the mid-year detector round. Roughly ten tasks, most under 30 minutes, almost all free or under $50.

Two exceptions. On the hurricane coast and in wildfire country, June is a deadline month, and those tasks come first. For the full June-through-August arc, start with our summer maintenance guide; what follows is the June slice only.

Give the AC a real-world check during the first hot week

A spring tune-up tests a system at rest. Real heat tests it under load, and June is when weak systems announce themselves. During the first week the AC runs hard, watch for three things: supply air that feels genuinely cold rather than vaguely cool; a system that reaches temperature and rests now and then instead of running flat-out while the house loses ground; and refrigerant lines free of frost, with a dry pan under the indoor unit.

One catch-up item while you're at the indoor unit: the condensate drain flush, if spring got away from you. It's a 15-minute, $5–15 job, and May's checklist walks through it. If the line has already backed up, a pro visit runs $75–150.

Check the air filter before July's scheduled swap

June's filter job is a look, not necessarily a swap. The scheduled replacement lands in July, when the system logs its heaviest hours, and the July checklist treats it as the lead task. What June adds is the habit: pull the filter, hold it up to a light, and if barely any light passes through, don't wait for the calendar. Ten minutes and $10–30 whenever it does need changing.

Cadence depends on what you own: 1-inch fiberglass wants monthly swaps, 1-inch pleated goes 2–3 months, and thick 4–5 inch media filters run 6–12 months. Starved airflow is the reason any of this matters; the blower strains against a loaded filter, the electric bill absorbs the strain, and the motor pays for it in the end. Run the garage door safety test

Five minutes, zero dollars, and it checks a federally mandated safety feature that quietly fails. Lay a 2x4 flat under the door and close it; the door should reverse the moment it touches the board. Then close it again and wave a broom through the photo-eye beam near the floor, which should also trigger a reverse. A door that fails either test can crush a child or pet, so fix it now, not eventually.

While you're standing there, catch up on lubrication if it didn't happen in spring; its scheduled slots are April and October, so June is a make-up date rather than a due date. Hit the hinges, rollers, and the outside of the springs with white lithium grease or silicone spray, skipping the tracks, which need to stay clean and dry. Ten to fifteen minutes and $5–10, versus the $250–500 opener replacement that dry, grinding hardware eventually causes.

Do the mid-year detector round

Detector testing is technically a monthly job, and almost nobody keeps that cadence past February. If yours slipped, the year's midpoint is the moment to restart the habit, not a substitute for it. Three quick items, all free:

  • Test every smoke detector. Press the test button on each unit and confirm a loud alarm from bedrooms, hallways, and every floor. Five to ten minutes. A home fire is roughly twice as survivable when the alarms actually sound, and pressing the button is the only proof that yours will.
  • Test every carbon monoxide detector. Same drill, five minutes. CO is odorless, and a dead detector can't warn you about a failing furnace, water heater, or a car idling in an attached garage.
  • Test the GFCI outlets. Press TEST on each outlet in bathrooms, kitchen, garage, basement, and outdoors. RESET should pop and cut power; press it back in to restore. Replace any outlet that doesn't trip. It's a quarterly task, and June closes the quarter.

Knock out the quarterly upkeep

June closes the second quarter, the due date for a handful of small recurring jobs.

  • Dishwasher deep clean. Rinse the filter under running water, clear the spray-arm holes with a toothpick, run an empty hot cycle with two cups of white vinegar, wipe the door gasket. Twenty minutes and $3–8. Skipping it means odors, cloudy dishes, and grease working toward the drain pump.
  • Refresh the pest perimeter. If your spring insecticide barrier went down around March, it's due again. Spray around the foundation, keep vegetation trimmed a foot off the house, clear leaf litter from the walls. Thirty to 45 minutes and $15–40, or $75–150 for a service visit. In zones 1–2, where pest pressure never pauses, this runs on a tighter cycle and ranks higher.
  • Treat the yard for ticks and fleas. This round runs every other month from April through October, and June is a scheduled application, not a maybe. The targets are the cool, damp spots: shady margins, unmowed edges, leaf litter along the fence line, and wherever the dog settles in. Twenty to 30 minutes, $15–40 DIY or $75–200 for a professional application. Mowing short and raking out leaf litter does half the job on its own.
  • Scout for grubs. June matters here because of what comes after it: by August the grubs have grown and burrowed deep enough that treatments mostly miss them. Cut a square foot of sod loose in two or three spots and lift it, then count what's underneath. Fewer than five to ten grubs per square foot, put the sod back and move on. More than that, treat this month. Thirty to 60 minutes, $20–50 DIY or $100–250 for a lawn service.
  • Keep dumping standing water. Mosquitoes go from egg to biting adult in 7–10 days, so the May habit continues: empty saucers, tarps, and toys weekly, refresh the bird bath. Fifteen minutes, free.

Where June is not a light month

Two regions get real work now, and it outranks everything above.

Hurricane coast. Atlantic hurricane season opened June 1, and FEMA's guidance is to have prep done by that date, not started. Verify storm shutters actually mount and operate, secure the loose exterior items that become projectiles, confirm drains and swales can move water, and test the sump pump if you have one. One to two hours now beats doing it during a watch at whatever plywood costs that day.

Wildfire country. Three tasks before peak fire season. Inspect every vent opening (attic, soffit, crawlspace, dryer) for intact corrosion-resistant metal mesh, 1/8-inch minimum and 1/16-inch for attic and crawlspace vents; embers entering through unscreened vents are the leading way wildfires ignite houses, and screening runs $20–80 DIY. Audit combustible storage: firewood at least 30 feet out, no propane tanks against walls, no organic mulch within five feet of the foundation. Then clear dry leaves and pine needles from the roof, valleys, and gutters, exactly the fuel a wind-blown ember needs. The catch-up window for anything May left behind

The deck water test, exterior paint inspection, and driveway crack filling from May's checklist are all still valid in June. In zones 5–6, where the warm dry window opens later, June is arguably the better month for them anyway. In zones 1–3, work mornings; sealants and fillers cure poorly on hot, sun-baked surfaces, so beat the heat rather than fight it.

Common questions

How often should I change my AC filter in summer?

Check monthly, replace when it looks gray against the light. For most homes that means every 2–3 months even in cooling season, but 1-inch fiberglass filters need monthly swaps, and homes with pets or in zones 1–2 should plan on every two months.

My AC runs constantly but the house stays cool. Is that a problem?

Long, steady cycles during a heat wave are normal; systems are sized for typical heat, not record heat. The trouble signs look different: register air that isn't actually cold, frost on the refrigerant line, or indoor temperatures that climb all afternoon while the system runs. Check the filter and clear two feet around the outdoor condenser first, then call for service if it persists.

Do hardwired smoke detectors still need testing?

Yes. Sensors fail the same way in hardwired and battery units, and the backup battery inside hardwired units dies quietly. Smoke detectors also age out at 10 years, CO detectors at 5–7, so check the date stamped on the back while you're up there.

Is June too late to treat for grubs?

No, and it may be the best month. Treatments work on young grubs; the older and deeper they get, the less product reaches them. If the turf test says treat, do it now rather than waiting for visible damage.
