April Home Maintenance Checklist: The Busiest Month, Triaged

Of the 220+ maintenance rules in SeasonKeep's database, 124 come due in April, more than any other month. You are not going to do 124 things. The way through is triage: get your AC serviced before cooling season, spend one hour on fire safety (dryer vent, gas connections), and make sure spring rain drains away from your foundation instead of into it. Everything below serves one of those three jobs, plus a short exterior wake-up list.

Get the AC serviced: this is the month the visit happens

If you booked a tune-up off March's checklist, the appointment probably lands in the next few weeks. If you didn't, call today, because the calendar only gets worse from here. The tune-up itself is pro territory: for $100–200 and a 2–3 hour visit, a tech deep-cleans the coils, verifies the refrigerant charge, flushes the condensate drain, and checks over the blower.

What skipping buys you: weaker cooling all summer, higher bills, and better odds of a breakdown during the first real heat wave, when every technician in town is already spoken for.

Two things you can do yourself before the tech shows up:

  • Put in a fresh air filter. Ten minutes, $10–30. Airflow is everything in a cooling system, and a gray, matted filter strangles it, driving up bills and wearing the blower motor. If you're in the hot-humid Gulf and Florida zones (1–2), filters load up faster than the box suggests, since the system rarely gets a month off.
  • Give the condenser room to breathe. Pull winter's accumulation of leaves and debris back until the cabinet has two feet of open space, then rinse the fins from outside with a hose on low. Free, and it matters: a smothered condenser costs 10–30% more to run and ages the compressor early.

Timing varies by zone. In 1–2, cooling season is already underway, so an unserviced system is behind schedule. In 5–6, where April can still freeze, an early-May visit is still ahead of the curve. Filter and service timing for all twelve months is in our HVAC maintenance schedule.

One hour on fire safety: dryer duct, then gas fittings

Dryer first. If the duct got its full brushing in March, April only asks for a spot check: run the dryer and confirm the exterior hood swings open with real airflow behind it. If March slipped by, do the whole job now: pull the machine from the wall, run a rotary brush the full length of the duct, and clear whatever's packed behind the outdoor hood. A brush kit is $0–30; a pro handles long or twisty runs for $100–200. While the dryer's out, upgrade any corrugated foil or plastic duct to smooth rigid metal, the only material that doesn't snag lint at every ridge. The stakes are why this makes April's short list: clogged ducts are the leading cause of dryer fires in US homes, and a restricted run makes every load slower and pricier in the meantime.

If your home has gas, spend the rest of the hour on the fittings. Paint soapy water onto each connection you can reach (meter, house entry point, range, dryer, water heater) and watch for bubbles, which mean escaping gas; even a small leak builds up in an enclosed space. Find one at an appliance fitting and the response is to close that appliance's gas valve, open windows, and call your gas utility, not attempt a fix. If you ever smell gas outright, get everyone outside first and call from there, and touch no switches on the way out.

Get spring rain moving away from the house

Three tasks, one goal: rain leaves the roof, runs through the gutters, and drains away from the foundation.

Clean the gutters and flush the downspouts

If they got their first pass in March, this is a ten-minute confirm that early storms haven't refilled them. If not, do the real thing now: winter leaves gutters full of grit and twigs, and ice may have bent brackets or pulled runs off the fascia. Shovel the debris out, run a hose until every downspout flows clear, and confirm each one discharges several feet from the house. Plan on 1–2 hours; DIY is nearly free, or a pro will do it for $100–250. Clogged gutters overflow in a line at the base of your walls, which is how basements flood and fascia rots.

Check the grading

Walk the perimeter and verify the soil slopes away from the foundation, roughly 6 inches of drop over the first 10 feet. Winter settles soil, and low spots that send water toward the house are common by spring. Filling them with a few bags of soil takes 1–2 hours and $10–50; regrading by a pro runs $200–800. Negative grading builds hydrostatic pressure against the foundation, and foundation repairs typically cost $5,000–15,000.

Walk the foundation itself

While you're circling the house, check the foundation walls for new cracks. Mark crack ends with a pencil and today's date so you can tell later whether they're growing. Hairline cracks are normal; widening or stair-step cracks deserve a professional evaluation ($200–500). This costs nothing, takes about half an hour, and is the difference between a $500–1,500 mudjacking fix and a five-figure underpinning project. Wake up the exterior

The rest of April's list is a slow lap around the outside of the house, eyes up, no ladder needed.

  • Check the caulk lines. Press a fingernail into the beads around window frames, door trim, and any joint where two materials meet. Caulk that's brittle, shrunken, or pulling loose has quit: water slips behind it and feeds hidden rot, and the same gaps leak conditioned air, typically 10–20% of an energy bill. Cut out failed sections and re-gun with exterior-grade sealant ($10–30 DIY, $150–400 hired out), or fold it into May's bigger sealing session alongside paint and driveway cracks. Don't defer it in marine 4C (the coastal Pacific Northwest), where SeasonKeep raises the task's priority because gaps spend most of the year wet.
  • Inspect the siding and eyeball the roof. Look for cracked, warped, or loose siding, especially near the ground and around windows. Then stand back with binoculars and scan the roof for missing or curling shingles and lifted flashing. About 45 minutes, free. A $200 siding patch left alone becomes a $2,000+ re-siding job, and one missing shingle can stain a ceiling within a single storm season.
  • Push the greenery back. You want daylight between shrubs and siding, a foot to eighteen inches, plus two to three feet of clearance around the AC condenser before the tune-up tech arrives. Vegetation pressed against the house keeps siding damp, hands insects a covered route indoors, and hides the foundation you just inspected. An hour or three with loppers, or $75–250 for a landscaper. In zones 1–2 the growing season never really stops, so this becomes a quarterly task.

Three quick checks that fit one Saturday morning

  1. Catch up on March's plumbing checks if they slipped. The main-shutoff exercise and the hose-bib freeze test both sit on March's list, and both still matter in April: a seized valve turns a burst hose into a flood, and a spigot that seeps when closed means a pipe split somewhere behind the wall over winter. Fifteen minutes for the pair, free to check; $75–200 for a plumber if a bib failed.
  2. Look inside the electrical panel. Open the door and look, without touching anything, for discolored breakers, melted plastic, rust, or a burnt smell. Any of those gets an electrician ($100–250). Overheated connections are a leading cause of electrical fires.
  3. Test the garage door balance. Disconnect the opener and lift the door halfway; a healthy door stays put. If it falls or rises, the springs need professional adjustment ($150–350), and springs are never a DIY job; they hold enough tension to injure you. Check the bottom seal ($15–40 to replace), and finish with a shot of silicone spray on the hinges, rollers, and springs; the lubrication comes due every April and October anyway. Twenty minutes.

Specialty systems on April's calendar

If your home runs any of these, the month adds a line or two:

  • Irrigation: zones 1–3 started up in March; for most of zones 4–5, April is the window. Charge the lines slowly, then run each zone and look for geysers, dry arcs, and heads knocked crooked. One cracked head can bleed roughly 25,000 gallons before fall, part of why hot-dry 2B and 3B treat sprinkler repairs as a priority.
  • Pool: opening season across most of the country, an afternoon DIY or $200–500 for a service call. Get it wrong and you're buying shock treatments for an algae bloom. Pools in zones 1–2 mostly run year-round and skip this.
  • Standby generator: annual oil and filter change, a 30–45 minute job with $15–40 in parts.
  • Septic: walk the drain field for soggy ground, odors, or a suspiciously green stripe of grass, and book the inspection and pump-out if you're due on the 3–5 year cycle.
  • Well: pull a sample for the yearly lab test (coliform bacteria, nitrates, pH). Contamination can build with no change in taste, so the test is the only warning you get.

Common questions

What if I can only do three things this month?

Book the AC tune-up, clean the dryer vent, and do the gutters-plus-downspouts session. That covers the breakdown risk, the fire risk, and the water risk, which are the three ways April neglect gets expensive. Everything else here can slide a few weeks without much penalty.

Is April too late for an AC tune-up in a hot climate?

Later than ideal but far better than June. In zones 1–2, call this week and take the first appointment offered. In zones 3–4 you're right on time, and in zones 5–6 you're early, the best position to be in.

Do dryer vents really need cleaning every year?

Long duct runs, pets, and heavy laundry volume all argue for the shorter interval. The giveaway that you're overdue is a load that's still damp when the cycle ends.
